Starting this month, I am reporting median prices instead of averages. While most statistics you see online still rely on averages, the median gives a more accurate sense of what the typical buyer and seller experienced.
The median is the exact midpoint of all sales. Half sold for more and half sold for less. Averages can get pulled in either direction when there are unusually high or low outlier sales, which can create a misleading picture of the market.
Moving to median pricing offers a more reliable snapshot of value in the Entertainment District, and I will continue using this method going forward.
One Bedroom Condo Prices
The median price for a one bedroom condo in October was $538,000.
- This is up 1.9% from September’s $527,800
- It is down 9.1% compared to October 2024, when the median was $592,000
There was a small boost month over month, but prices for smaller units remain lower on a yearly basis.
Two Bedroom Condo Prices
The median price for a two bedroom condo came in at $800,000.
- This is down 2.1% from September’s $817,000
- It is down 5.7% from the $848,000 median in October 2024
Two bedroom units showed a bit of cooling this month, although the annual decline is still more moderate than what we are seeing in the one bedroom segment.
What Is Influencing Today’s Prices
Interest rates have now settled into a more comfortable range, so borrowing costs are not the main reason buyers are hesitating.
The bigger factor continues to be economic uncertainty. Concerns about global trade, financial instability, and the possibility of a recession are causing many buyers to move cautiously. This caution is showing up in pricing, even with a month-over-month improvement in the one bedroom category.
Overall, it still feels like the market has not reached its lowest point, especially in this downtown condo segment.
